Cottage near the Amerika Quarry, Beroun District

I am selling a cottage in beautiful nature near the village of Mořina (Beroun District), just four kilometers from the Velká Amerika quarry. The cottage has a built-up area of 19 m² and a living attic for sleeping.
You can almost drive to the cottage by car. The cottage has an assigned registration number and is properly registered in the land registry, without legal defects. It is oriented to the south, so you can enjoy your morning coffee on the terrace in the sun.
The cottage has no electricity, but this can be easily solved, for example, with a battery (power station) charged by a solar panel or a gasoline generator. Water is a short distance from the cottage – about 60 meters below the cottage flows the Karlický stream, and approximately a 3-minute walk away is a spring. There is currently no toilet at the cottage - but a simple solution is offered, for example, in the form of a dry, separation (compostable) or chemical toilet.
The land under the cottage + 10 m² around the cottage is long-term rented from Lesy ČR for a symbolic rent of 652 CZK per year (i.e., 54 CZK/month) and everything works without problems.
The surroundings are truly beautiful – plenty of forests, paths for walks and cycling trips. The Velká Amerika quarry is only 4 km from the cottage. At the same time, it is only 16 km to Zličín in Prague, so the accessibility is very good.
