The residential complex Domy Bitarová has been conceptually designed with the aim of creating a safe, comfortable, and modern living environment. The construction project is located in the village of Bitarová near Žilina and represents a modern residential neighborhood with 11 family houses. Each house has its own garden and a carport, while 9 houses also have a brick garage. Access is provided via a newly built road that connects to the existing communication.
Construction began in 2024, and we plan to hand over the first houses as early as 2026. The project combines practical functionality, modern technologies, and pleasant architecture, creating an ideal place for family life just a few minutes from the center of Žilina.
Technical equipment and above-standard features
Heating: Energy-efficient underfloor heating with a modern VIESSMANN heat pump, which significantly reduces operating costs. Hot water preparation: Integrated 220 l tank with a tubular heat exchanger and safety valve. Recuperation: Forced ventilation with decentralized units Viessmann Vitovent 200 D for a healthy and comfortable indoor environment. Parking: Brick garage with remote control and carport for a second car. Engineering networks: The house is connected to electricity, water, rainwater drainage, and has a 12 m³ septic tank. Public lighting and water meter shafts are part of the project. House in the state of shell: Possibility to finish the interior according to your own taste (floors, doors, kitchen, sanitary). Safety and comfort: Modern windows with triple glazing, quality insulation, BAUMIT facade, flat roof with 30 cm insulation.
