We offer for sale a year-round habitable cottage in the garden area in Brno-Jundrov. The cottage is in a very quiet location at the end of the gardening area and borders the Holedná game reserve. Due to its position at the end of the valley, there is almost no noise from the city.
The cottage comes with a garden of 320 m² and a plot under the cottage, both leased from the city district (2760 CZK per year). The building has a built-up area of 74 m². The structure is mixed - part brick and part wooden. The brick part underwent renovation last year - there are new vinyl floors, plaster, and ceilings. The cottage is insulated with blown insulation in the wooden part and mineral wool in the roof. The cottage is connected to three water sources - the main one is a 50-meter well with drinking water, but there is also a connection to a seasonal line and another dug well. Heating is primarily provided by quality fireplace stoves, and air conditioning is brought into the back room, which distributes warm air to the bedroom. An additional heat source is an electric towel radiator in the bathroom and an oil programmable radiator Gabarron in the bedroom. Water is heated by an electric boiler with a capacity of 80 liters. There are many built-in wardrobes and shelves. In the kitchen, there is a kitchen unit, electric stove with oven, refrigerator, and microwave.
In the garden, there is a terrace with a brick grill and a pergola, which is overgrown with grapevines and a small variety of kiwi - both fruit-bearing and very tasty. On the terraced garden, there are also 7 mature apple trees, a greengage, a peach tree, and a huge magnolia. Then younger trees that are just starting to bear fruit - a pear, a sour cherry, and a blackthorn. The entire plot is surrounded by currant bushes (red and white), gooseberries, and raspberries. In the middle part of the garden, there are flower beds including several raised ones. Countless bulbous plants and perennials grow throughout the plot.
