Tovarníky - cottage in a gardening settlement

For sale, a garden with a brick cottage located at the end of the city towards the village of Nemčice. The plot consists of a grassy and ornamental part and a smaller garden with vegetables and fruit trees (there is also an irrigation system in this part). The cottage was built in 1995 from blocks + an insulated extension of the bathroom (ytong) in 2024 and the living room in 2025 (burnt brick). The original building has wooden windows and entrance doors, while the extension has plastic ones (including terrace doors), the floors are concrete with a combination of tiles and laminate, the ceiling is concrete (bathroom drywall, living room Tatra profile), the roof is metal - insulated with wool. It has electricity (220 V and 380 V) and water supply, the waste is led to a septic tank (6 m3). The bathroom has a separate entrance and is shared with the toilet (hot water is heated by an electric boiler), another entrance to the kitchen with a kitchenette and a fireplace from where stairs lead up to the night part with a loggia and small stairs to the living area with access to the terrace (also an electric heater). Under the main part of the cottage, there is a cellar. The plot has an area of 397 m2, dimensions: width 18 m x length 22 m, (usable area of the cottage approx. 48 m2) + share in the common road around. It is completely fenced with a new wooden gate. The annual cost is €50 (membership fund and water) and €7 monthly for electricity. The garden is available for purchase and is sold partially furnished by agreement! The cottage does not have an energy certificate!
