Sale of a cottage in Stará Ves, 133450

We offer for sale an interesting cottage in the recreational area of Jeseníky in the village of Stará Ves near Rýmařov. The cottage is currently partially prepared for living. The owners have carried out a sensitive reconstruction of three rooms with a total area of 81 m2 - a large living room with a planned kitchenette, a cozy bedroom, and a bathroom. Electrical wiring has been replaced, new plaster, floors, and ceilings have been installed. Most of the windows have been replaced, the remaining ones revitalized. Heating in this part of the cottage is electric (bathroom), in the living room there are fireplace stoves connected and a newly installed air-to-air heat pump unit, which serves as heating, air conditioning, or ventilation and dehumidification. New water supply and drainage systems have been installed during the reconstruction. On the ground floor of the house, there are two more rooms where the reconstruction needs to be completed. In the attic, there are two rooms. An extension with a built-up area of 57 m2 adjoins the main living part of the cottage, where it is possible to build another bathroom or a summer kitchen and technical rooms. Water is supplied to the house from a well, used as utility water, and waste goes to a cesspool. The house is partially basement. To strengthen the house, a reinforced concrete ring has been built in most parts, strengthening of damaged walls has been carried out, and cracks have been repaired. The damaged roof structure has been replaced and secured with structural screws. Under the new metal roofing, there is a complete replacement of new structural battens, including vapor-permeable foil. The remaining part of the roof is in good condition. The chimney, which is currently in use, has been newly built and lined with stainless steel and chamotte. The house shows no signs of rising damp. The plaster in the living room has been done with perlite plaster. In the bathroom wall, there is an embedded heating electric foil.
