Rental of a 1+1 apartment

We are renting a 1+1 apartment approximately 33m2 on the ground floor of a family house in Děčín III near the bike path suitable for one person. All civic amenities are close to the house. Garden use is possible upon agreement.
The house has two accesses - one from the main road where there is a bus stop and the other directly on the bike path.
The apartment has a bathroom with a shower, a separate toilet, a kitchen, and a spacious room that currently has new blinds. There is no cellar or other storage space available with the apartment. Upon agreement, we can provide some furniture and a microwave. Heating is central with solid fuels (coal), and the apartment has its own electricity and water (own meters, boiler).
The rental price is 6500,- (net rent) + 3000,- services. The price is calculated for one person. A refundable deposit of 2 rents, i.e., 13,000,-.
The house is also inhabited by a small dog who loves people but does not like other animals, so we prefer individuals without larger pets.
After a previous negative experience, we will require a criminal record extract and proof of regular income before signing the contract.
