Croatia - apartment/apartment by the sea - year-round

We are selling our apartment by the sea in Ribarica, Croatia - 6 km from the larger village of Karlobag. The apartment has an area of 50 m2 + 30 m2 is a balcony terrace + workshop + pavilion. i.e. more than 85 m2 of space together. It is located on the top floor and has a balcony facing the sea with a beautiful view. It is renovated, has a new roof - made in 2024, a new facade, insulation, new floors made, new upholstery, which remains in the apartment ... (also of course equipped with new appliances - washing machine, steam room, plumbing, cooler, washing machine ...) it has heating and air conditioning . The apartment is quiet year round.
I'm asking brokers not to contact me with offers of cooperation, the sale has already been contracted under a unique contract with a Croatian broker.
