Hello.
I offer for sale a large plot of land with an agricultural-industrial-production building in the village of Vydrany. /1km from Dunajská Streda/ and only 7km from the R7 highway and just 30km from Bratislava. The area of the land is 5777 m2. The property is suitable for various business purposes, storage... etc. The agricultural-industrial-production building is in its original condition, unused for years, construction started in 1980, occupancy permit in 1985. BUILDING: total area 1584 m2, registered as an agricultural building.
LAND: consists of three parcels, total area of the land (under the building + land): 5777 m2, intravilán. Type of land: all parcels registered as built-up areas and yards.
BUILDING: concrete frame skeleton
The roof is made of concrete panels, on which a 10 cm thick brick hurdiska and 10 cm thick polyester insulation are laid, covered with screed and asphalt felt. On the left side 13.5 m x 26 m (full roof) there are smaller rooms including a social room (3 drains in the floor - functional for draining wastewater to the adjacent septic tank outside the building). In the center is a large room, where there are openings in the roof (originally there were roof windows) 9 pcs, window dimensions 0.8 m x 12 m. The size of the large room is 46 m x 26 m, in the center in one line 9 concrete columns holding the roof. On the right side of the building there are smaller rooms and one internal septic tank in the center 30 m3. External septic tank 50 m3. The paved area on the left side of the building and between the building and the septic tank is approx. 250 m2 large. The size of the paved area on the right side of the building is approx. 640 m2. Paved areas outside the building total approx. 890 m2.
The land contains construction materials, used bricks /approx. for 2 trucks/, gravel /1 truck trailer/, iron - pipes and angles and various small items, ready for use in the reconstruction of the building.
TRANSFORMER STATION: is located on the adjacent parcel, owned by ZSE. The transformer station is completely new, approved at the beginning of 2022.
ELECTRICITY: currently there is an HDS 80A main circuit breaker, but the connecting cable from the transformer station is oversized for 163A capacity. It is possible to have a much larger electricity consumption since the building is the only electricity consumer from this transformer station. The transformer station is located about 5 m from the land and about 12 m from the building.
ANOTHER OPPORTUNITY FOR A DEVELOPER OR INVESTOR:
With neighboring parcels, it is possible to create up to 7.5ha investment land for the construction of family, apartment buildings /new housing estate/ with a change of zoning plan.
