Ev. no. 140012 On behalf of the property owner, we offer for sale a building plot of 822 m2, located in the village of Javůrek, approximately 23 km from the city of Brno.
There are 2 building plots available, both with the same area of 822 m2 - see the drawing in the photo documentation. The width of one plot is approximately 13.5 m.

The terrain of the plot is flat.
All engineering networks are located in the communication at the boundary of the plot. Note - until the capacity of the water supply is resolved, construction can only be permitted under the condition of connection to a private water source - a private well on the plot.
Based on the valid zoning plan, the plot is located in mixed residential rural areas.
Interpretation of the text part of the zoning plan:
Mixed residential rural areas (SV) - The main use is not specified. 8.2.2. Permissible use, whereby the subject area can be used for the specified activities partially or entirely: a) housing or related, conditioning, supplementary or non-disruptive use, especially civic amenities, public spaces, recreation, agricultural activities, transport and technical infrastructure; b) other intentions specified in point 8.1. 8.2.3. Conditionally permissible use, whereby the subject area can be used for the specified activities partially or entirely under the fulfillment of the specified conditions: a) production and storage that do not reduce the quality of the environment and the comfort of living in the defined, possibly related area; b) garages and parking lots that are not related to permissible or conditionally permissible use, only as temporary structures; c) buildings for advertising or informational and advertising devices only as temporary structures. 8.2.4. Impermissible use: a) plots and buildings that disrupt the use of buildings and facilities in their vicinity and reduce the quality of the environment of the related area (e.g., for mining, metallurgy, chemistry, heavy engineering, and sanitation services); b) construction "in the second row", i.e., placing main buildings behind the line of street construction; c) mobile homes and other forms of housing or recreation that do not comply with valid legal or technical regulations for buildings. 8.2.5. Conditions of spatial arrangement: a) in stabilized areas: construction does not exceed the height of one above-ground floor with a residential attic, while extensions and reconstructions of existing buildings, whose height exceeds the maximum height level, are permitted to their current height, and at the same time, the construction will correspond to the prevailing character and structure of the construction of the subject area, or its immediate surroundings; b) in development areas: construction does not exceed the height of one above-ground floor with a residential attic with a gable roof or one above-ground floor with a second floor set back at an angle of 45° and a flat roof; in area SV.129, the construction will complement the landscape character of the area consisting of regular alternation.
