RENTAL OF WORKSHOP SPACES IN THE CENTER OF OPAVA

I offer for rent 2 workshop non-residential spaces in a commercial area in the center of Opava, near OC Breda, at the beginning of Olomoucká street no. 6/3. The workshops have an area of 50 and 32 m2 + an outdoor covered space of 132 m2. Both have been renovated, there are drywall ceilings with thermal insulation, LED lights in both the workshops and the covered outdoor space, one workshop has a cast floor, both have sinks with hot water, electric heating, internet, 220 and 380V. They share a common toilet. There is a basement space available for use with an area of another 50 m2 and, if interested, a small office for an additional +2,000 CZK per month. By agreement, for a fee, a 7kw compressor with air distribution located in the basement can be used. The area is under 7 cameras with a GSM gate controlled by mobile. The spaces will be cleared and available from June 1, 2026, and subsequently, outdoor insulation of the facade will take place. I do not want any auto detailing because there is already another tenant in the area who performs this activity. Ideal for craft activities, possibly a car workshop or storage. Rent is 17,500 CZK/month, water, sewage, and stormwater are billed quarterly. The tenant pays for electricity, approximately 2,000 CZK/month. No agency commission is charged. A deposit of 3 rents, contract for an indefinite period with a notice period of 3 months.
