Sell / Looking for co-investor for apartment conversion in Austria

I am selling / looking for a co-investor for the renovation of apartments in Austria near the town of Gmunden, in a recreational area on Lake Traunsee. It is about 450m2 recently completely renovated space with an additional project dividing it into apartments (6 pieces) directly at the lakeside along the main road, beach sold across the street, 50m from our property in this area was sold for 610,000 EUR for 301m2 of beach...
The commercial space is part of an apartment house and owned by my GmbH where I am sole shareholder and sole director. For example, there's an option to sell as non-residents who would have to request statements from local authorities through sale of a 100% stake in the respective s.r.o., which would transfer ownership of the relevant space to them.
There is currently a museum with historical cars inside, separate workshop for two vehicles and complete social facilities (shower room, toilet, kitchen office). I found another place right next to my residence in Austria now that will save me commuting.
